Our CMA takes hours to prepare and is very similar to an appraisal with detailed adjustments very similar to what an appraiser does. Our #s are based on review of actual appraisals and conversations with appraisers. We meet appraisers at all of our listings so we are up to date on market adjustments and unique features. And when we aren't sure? We have appraisers we can contact for direction. One final point -- because we do an in-depth analysis, we are prepared to defend your value when buyers attempt to lowball you.
